Air, water, and land
are only some of the potential areas for
environmental problems resulting from business
operations. Buying property
requires an environmental survey.
Two brief
anecdotes:
When I was looking to buy a house I
found one on a lake. The shore needed filling
in a bit due to erosion. I almost bought the
place until I remembered that wetlands are
regulated by the US EPA, the state and the US
Coast Guard.
Another time, a friend of mine who
sells real estate was telling me about a home
she was getting ready to buy for a client. They
found an old underground oil tank on the
property about 150 feet from a creek. Good thing I
said something: it cost the seller about
$43,000.00 to pull the tank and clean up the oil
leak that was running into the creek.
The moral of the story -- it can be very expensive
to find out too late that your business or
property has an environmental problem. And the
brawls to figure out who should pay can be
time consuming and expensive since the costs of
fixing the environmental problem(s) are so high.
